National Corporate Real Estate Development firm is looking for an experienced Project Management and Development Services Director to join the team. The ideal candidate should be prepared to work in a fast-paced collaborative environment in Corporate Real Estate. The right individual for this position is versed in design and construction management and has experience leading and managing multiple consultants and projects on the client’s behalf.

Travel is dependent on client requirements.

Essential Functions

• Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

• Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys and drawings.

• Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.

• Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews, recommends resources to clients.

• Leads project delivery resources/team (typically larger more experienced team) providing project guidance and direction to achieve project goals.

• Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.

• Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and

coordinated.

• Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.

• Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality, and risk.

• Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

• Demonstrates a knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc).

• Other duties as assigned.

Education & Experience

• Bachelor’s degree required

• Minimum 7-10 year’s real estate/project management experience.

• Experience in Real Estate project management, Architecture or Construction Management 

• Proficient with Microsoft Office Suite (Word, Excel, Power Point)

Certificates and/or Licenses

• LEED certified is a plus

Physical Requirements

• This position will require going onsite to perform inspections. This includes the physical ability to climb permanent and temporary stairs and negotiate work areas under construction such as passenger use of construction personnel hoists, ability to climb ladders, etc.

• The employee must be able to lift and/or move up to 10 pounds and occasionally lift/move up to 50 pounds. Performance for this job requires close and distance vision.

• This position also includes work of a general office nature

• Typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day and may involve periods of standing, such as operating at a copier/fax/scanner

• Regularly required to talk, hear, and use hands and fingers to write and type 

• Ability to speak clearly so others can understand you 

• Ability to read and understand information and ideas presented orally and in writing 

• Ability to communicate information and ideas in writing and orally so others will understand Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays.
